During the preliminary data collection phase, the team found that
Elsuez has been experiencing a rapid urban growth towards the west of the
city since the 70s of the last century. Furthermore the city enjoys having
flourishing economic activities dependent on industrial zones at the southern
part of the city. Hence, the location of the new town was chosen to be on
the eastern bank of the Suez Canal and on the beach of Elsuez gulf to be
within Elsuez administrative boarders while simultaneously being in Sinai.
THE SIZE OF THE TOWN AND ITS ACTIVITIES The state has already
tried to establish new urban communities; however these were usually
cities that were designed to provide shelter for 500000 or more, and
established on areas that exceeded tens of thousands of acres and
sometimes even hundreds of thousands. The team believes that such huge
scale might be one of the reasons that led these cities to not achieve the
goals set for them. Therefore, the proposed town was designed to shelter
70000 on an area of 1500 acre . Yet its linear plan will allow it to grow
along the canal or the gulf. The town is also planned to contain the head
offices of the companies that owns the factories in the old city, in addition
to a logistic zone to be situated at the southern end of the city near Port
Tawfik.
THE CONCEPT OF THE TOWN’S LAYOUT Sustainability and energy
efficiency were given the priority throughout every design decision made
either on the scale of the entire city or each single building. The steps taken
to achieve this can be summarized in the following: Most of the town’s
streets were designed to formulate longitudinal blocks oriented towards
north.
